EXHIBIT ~ ~ B ~ t <br /> CITY COUNCIL <br /> PUD-98-016 - CONraTiONS OF APPROVAL <br /> OCTOnER 19, 1999 <br /> <br />Planning <br /> <br />1 .) Development shall be substantially as shown on the PUD development plan set Exhibit "A", <br /> dated "Received June 25, 1999", the Happy Valley Golf Course Clubhouse and Facilities <br /> Concept Design plan set Exhibit "A", dated "April 8, 1998", and the Pleasanton Municipal Golf <br /> Course Written Narrative and Residential Development Standards and Design Guidelines, <br /> Exhibit "A", dated "June 16, 1999" on file with the Planning Department, except as modified by <br /> the following conditions. Minor changes to the plans may be allowed subject to the approval of <br /> the Planning Director if found to be in substantial conformance to the approved exhibits. <br /> <br />2.) Lot 5A of Alternative 1 is approved and shall be shown on the tentative map application <br /> submitted to the Planning Commission for review and approval. <br /> <br />3 .) Lot 6A of Alternative 3 and 4 shall be shown on the tentative map application submitted to the <br /> Planning Commission for review and approval. The final determination of which alternative will <br /> be used shall be made by the City Engineer prior to final map approval. <br /> <br />4.) Alternative 5 is approved and shall be shown on the tentative map application submitted to the <br /> Planning Commission for review and approval. However, in the event the City is required by <br /> State or Federal permitting agencies or City policy to own fee title to the creek channel areas <br /> shown as easements in Alternative 5, then Alternative 5 is approved with Lots 27, 28, and 32A <br /> reduced to exclude such easements. <br /> <br />5 .) No palm trees are approved as part of this PUD development plan. <br /> <br />6.) Prior to final map approval, the development standards/design guidelines shall be modified as <br /> follows: <br /> <br /> a. 600 sq.ft. of garage area shall be excluded from the floor area calculation; <br /> <br /> b. all above ground accessory structures on Lots 1 - 5A shall meet the same side yard <br /> setback as the primary structure on the lot. <br /> <br /> c. production home designs shall be subject to the review and approval of the <br /> Planning Commission. and individual custom lot designs shall be subject to the <br /> City's standard design review process, except that plans for all custom homes shall be <br /> forwarded to the Planning Commission at the time of public hearing notice. <br /> <br /> d.
