97.) The City shall install a water main from the water pump station being constructed by Greenbriar <br /> Homes near the intersection of Sycamore Road and Alisal Street to the development's water <br /> reservoir. <br /> <br />98.) The City shall pay a pro-rata share of the cost of the water pump station being constructed by <br /> Greenbriar Homes for the use of this pump station by the golf course club house and golf course <br /> lots. The timing of the payment shall be pursuant to the North Sycamore Specific Plan Finance <br /> Plan. <br /> <br />99.) The City shall construct a 690,000+ gallon reservoir at a elevation corresponding to the "Bonde" <br /> Zone as shown on the PUD development plan. <br /> <br />100.) The City shall install a dedicated water main from the Sycamore Road transmission line to the <br /> Golf Course irrigation pond. <br /> <br />101 .) The City shall construct a sanitary sewer pump station including the dedication of right-of-way <br /> for the site along Alisal Street (exact location to be determined prior to the tentative map). <br /> <br />102.) The City shall install a sanitary sewer force main (exact size to be determined prior to the <br /> tentative map) to the sanitary sewer manhole on Sycamore Road near Alisal Street. All other <br /> portions of the sanitary sewer system shall flow by gravity, unless otherwise approved by the <br /> City Engineer. All sanitary sewers shall be interconnected. <br /> <br />103 .) The property owners shall dedicate a 20 foot wide sanitary sewer easement across the golf <br /> course, the exact location to be shown on the tentative map. No tree planting shall be allowed <br /> within said easement that would impact the sanitary sewer line. <br /> <br />104.) The City shall construct a detention pond on the site. The pond shall be sized to handle the runoff <br /> from a 100 year storm event. The discharge rate of the outlet pipe from the pond shall limit the <br /> storm water discharge to that of a 15 year storm event prior to development. <br /> <br />105.) There shall be an open space drainage release for lots 9-13. This shall be shown on the tentative <br /> map. <br /> <br />106.) All grading shall comply with the recommendations of Lowney Associates with comments by <br /> Cottons Shires and Associates. <br /> <br />107.) No grading or construction activity shall be permitted in the butterfly habitat area as shown on <br /> the PUD development plan. <br /> <br />108.) There shall be no on-street parking along the Bypass Road; the development of each individual <br /> lot fronting on this street shall include provisions for four on-site parking spaces.
