c. Install filter materials (such as sandbags, filter fabric, etc.) at the storm drain inlet <br /> nearest the downstream side of the project site in order to retain any debris or dirt <br /> flowing in the storm drain system. Maintain and/or replace filter materials to <br /> ensure effectiveness and to prevent street flooding. <br /> <br /> d. Create a contained and covered area on the site for the storage of bags, cement, <br /> paints, oils, fertilizers, pesticides, or other materials used on the site that have the <br /> potential of being discharged into the storm drain system through being <br /> windblown or in the event of a material spill. <br /> <br /> e. Never clean machinery, equipment, tools, brushes, or rinse containers into a street, <br /> gutter, or storm drain. Ensure that concrete/gunite supply trucks or <br /> concrete/plaster operations do not discharge wash water into street, gutters, or <br /> storm drains. <br /> <br />90.) The Manning and Jensen parcels shall be a minimum of 1 acre in size. <br /> <br />91 .) The construction of the area-wide infrastructure and golf course shall not be phased and all <br /> construction shall be completed in one phase unless otherwise approved by the City Engineer. <br /> <br />92.) The homebuilder shall give notice to any prospective owner of the existing earth quake fault, the <br /> potential of development occurring in the Happy Valley area, the projected number of trips using <br /> the Bypass Road, and the potential safety issues regarding living adjacent to a golf course. The <br /> exact language of the notice shall be approved by the City Attorney. <br /> <br />93.) As part of the final improvement plans, the City shall include the applicable requirements of the <br /> various State, Federal and other permitting agencies. <br /> <br />94.) There shall be a minimum fifty (50) foot setback for habitable structures from the earthquake <br /> fault. Non-habitable structures, subject to approval of the Chief Building Official, may be built <br /> within the earthquake fault zone provided that all other applicable setbacks are met. <br /> <br />95.) The City shall install all utilities in the streets that cross the earthquake fault with flex joints, <br /> encasements, and have automatic shut-off valves on either side of the fault to the satisfaction of <br /> the City Engineer. The homebuilder shall avoid the installation of private laterals through the <br /> earthquake fault zone wherever possible. In the event that private laterals must be placed <br /> through the earthquake fault zone, they shall be equipped with flex joints, encasements, and <br /> automatic shut-off values to the satisfaction of the City Engineer. <br /> <br />96.)
