109.) All private streets that will have multiple users shall have a cross access and maintenance <br /> agreement for the private maintenance and private storm drain system. Said agreement shall be <br /> approved by the City Attorney prior to City Council approval of the final map. The sanitary <br /> sewer and water mains installed in a private street shall be public. The property owners shall <br /> dedicate a public service easement over said street for maintenance of these utilities. <br /> <br />110.) The Emergency Vehicle Access road (EVA) shall be a minimum of 24 feet wide from the <br /> cul-de-sac to Alisal Street within the existing street right-of-way. A 12-foot wide EVA road/cart <br /> path shall be constructed from the clubhouse to the westerly road cul-se-sac. Additional width <br /> maybe required at curves in the road. The exact width and alignment of the EVA/cart path shall <br /> be approved by the Fire Marshall and City Engineer. <br /> <br />111 .) Private access easements shall be shown on the final map to provide access to the Jensen and <br /> Manning properties. Access to these properties shall be maintained at all times during <br /> construction. The City Engineer shall define acceptable access road locations and roadway <br /> material. <br /> <br />112.) A private water line easement shall be shown on the final map for the Manning property from its <br /> well to the existing home to the satisfaction of the City Engineer. <br /> <br />113 .) The typical cross sections for the Jensen driveway/cart path and crossings of Happy Valley Creek <br /> shall be determined prior to approval of the tentative map by the City. <br /> <br />114.) All typical street sections shall indicate a 8 foot ~vide Public Service Easement behind the edge <br /> of pavement. This information shall be shown on the tentative map by the City. <br /> <br />115 .) The City shall determine the structural section of existing Alisal Street. If the existing street <br /> section is not adequate for the anticipated traffic demand, the street shall be reconstructed. If the <br /> street section is adequate, the street shall be overlayed with a minimum of 11/2 inches of asphalt <br /> with fabric following the installation of utilities. <br /> <br />116.) All new utility services shall be installed underground by the City. <br /> <br />117.) The design of the bridge crossing for the Bypass Road noah of Lots 8 and 9 shall be shown in <br /> conjunction with the tentative map by the City.
