<br />Honorable Mayor and Members of the Ci~ Council: <br /> <br />BACKGROUND <br /> <br />Tract 7432, Ponderosa/Busch Prope~, is a single-family residential subdivision proposed by <br />Ponderosa Homes II, Inc., located on the easterly side of the Alameda Coun~ Corridor, and <br />south-west of Baker Drive (Tract 7429). This tract will have 30 single-family residential lots. <br /> <br />On October 23, 2002, the Planning Commission approved Vesting Tentative Subdivision Map <br />7381, the application by Ponderosa Homes II, Inc., to subdivide 92.51-acres into 193 single- <br />family residential lots, a 23-acre future school site, a 5.7-acre Presbyterian Church Site, a 172- <br />unit senior apartment site, a 2.5-acre private park, a portion of the Iron Horse Trail, associated <br />streets, and other infrastructure improvements which support all the proposed uses. <br /> <br />Final Maps for this development have been recorded in phases as the work progresses. On <br />October 21, 2003, the Ci~ Council approved Tract 7381, a 16-10t residential subdivision. On <br />April 6, 2004, the Ci~ Council approved Tract 7429, a 54-residential lot subdivision. And, on <br />July 20,2004, the Ci~ Council approved Tract 7430, a 31-residentiallot subdivision. All of <br />these tracts, as well as the senior apartment project, are under construction. <br /> <br />Under the School Site Option Agreement between Ponderosa Homes and the Pleasanton <br />Unified School District (PUSD), the PUSD has a number of years to decide whether to <br />exercise their option to purchase the 23-acre future school site prope~. At the present time, <br />the PUSD does not have a plan for this site. <br /> <br />The Engineering and Planning staff have reviewed the Final Map and Improvement Plans for <br />Tract 7432 and has found them to be in substantial conformance with the approved tentative <br />map. The developer, Ponderosa Homes II, Inc., has submitted the required insurance, bonds, <br />and fees. <br /> <br />!1Qposed On-site Improvements <br /> <br />This phase of the Ponderosa/Busch proper~ development proposes extension of Baker Drive, <br />which was constructed with Tract 7429, and new public streets, Mills Court and Madsen <br />Court, within the boundaries of the tract. <br /> <br />As indicated above, Ponderosa Homes II is developing the Busch Prope~ in several phases, <br />from the south to the north. This phasing plan allows development to occur without using <br />Mohr A venue, and allows early construction of the park and trail, while still providing <br />satisfactory emergency access throughout building construction. <br /> <br />SR:05:252 <br />Page 2 of3 <br /> <br />----.-..------. <br />
