The storm drain system, sanitary sewer, and the water systems within the public streets
serving this project, will be maintained and operated by the City. The extension of Baker
Drive has grassy swales located along the edge of the street to filter storm water prior to
entering the underground storm drain system. Along other streets within the development, the
planter strip between the sidewalk and curb will be slightly depressed to allow storm water to
infiltrate into the ground, rather than flowing directly from the lot to the street gutter. The
swale and the depression within the planter strip will help filter out pollutants in the storm
water, in accordance with the objectives of the County-wide storm water permit from the
Regional Water Quality Control Board. The homeowners' association will maintain the swale
and the planter strip in front of the homes.

FISCAL IMPACT:

There will be an annual increase of approximately ~3,OOO in the operating budget when the
public improvements constructed by this phase of the development are accepted, due to
increased public roadway and utility maintenance costs.

Respectfully submitted,

7{1 t)~

Rob Wilson
Director of Public Works

,~/2A

Susan Rossi
Director of Finance

Nelson Fialho
City Manager

Attachments: Vicinity Maps [Exhibits A(l) and (2)]
Subdivision Agreement (Exhibit B)

SR:05:252

-,.- --."_...,--'~-~."
