The side and rear building elevations of the proposed production homes shall be revised <br /> to include the same amount of detailed articulation and use of building and accent <br /> materials as shown on the front building elevation. This articulation includes but is not <br /> limited to window sills and trim, wainscoting, etc. These revised elevations shall be <br /> submitted for the review and approval by the Planning Director prior to the approval of <br /> the final map. <br /> <br />21. All production homes in this development shall utilize medium to dark earthtone colors. <br /> Revised colors for the body, trim, and roofs of the production homes shall be submitted <br /> for review and approval by the Planning Director prior to approval of the final map. <br /> <br />22. The maximum floor area ratio (FAR) for the flat pad production home lots shall be 30% <br /> except for the following twelve lots which may at the time of their initial construction be <br /> built up to a maximum of 33%: Lots 10, 11, 16, 24, 25, 26, 34, 35, 36, 45, 46, and 48. No <br /> future building additions may be added to these homes. All flat pad production home lots <br /> which are initially constructed with a FAR of 30 to 33% may construct a maximum 150 <br /> sq. ft. of Class 1 accessory structures on the lot, subject to the City's administrative design <br /> review process. These restrictions shall be disclosed to all potential buyers and a deed <br /> restriction shall be recorded with these lots prior to the recordation of the final map. <br /> <br />23. The proposed grading plan shall be revised to modify the grading in the southwest comer <br /> of Lot 2 to reduce the amount of fill which would be placed in this area by limiting any <br /> future slopebank to 5 ft. in height. This revised grading shall be shown on the plan <br /> submitted for the review and approval of the Planning Director. <br /> <br /> Landscaping and Fencing <br /> <br />24. A revised landscaping plan shall be submitted for review with tentative map that reflects <br /> the tree planting and any revisions made to the site plan as pan of this PUD approval. <br /> This revised landscaping plan shall include the following changes along with any other <br /> modifications required in these conditions of approval. <br /> <br /> a) The planting plan for the open space areas shall be revised to include the plant <br /> species recommended by the consulting arborist, Hortscience, Inc., in their letter dated <br /> May 3, 1999, and the project's consulting biologist, Zander Associates. The plants used <br /> in these open space areas, as well as the front yards of the production homes and <br /> streetscape landscaping shall be predominately native trees, shrubs, and groundcovers. <br /> The plants in the open space areas shall be planted in natural-looking, informal clusters <br /> and shall be designed to soften the view of the new homes as viewed from the existing <br /> residences in Ventana Hills.
