SUMMARY NOTES <br /> 3oint F4eetina - Auaust. 26. 2005 <br /> Valley Trails Neiqhbors and St Clare's Church <br /> <br />Conclusions <br /> <br />Neighbors and church agreed on the revised master plan as presented by the <br />architect with the Following changes and clarifications of the conditions <br />listed in the permit (changes in actual wording are in ""): <br /> <br /> #1 and #3. Reflect a reduction in the number of parking spaces from 104 to 75 <br /> to allow for the removal of the hammerhead parking area from the plan. They <br /> also reflect a slight increase in square footage necessitated by the redesign of <br /> the sanctuary building (now 10,900 sq ft. with no change in seating capacity) to <br /> accommodate the revised parking arrangements desired by the neighborhood as <br /> well as the required circulation. <br /> <br /> #12. "...developer shall install an attractive painted metal fence with integrated <br /> landscaping to replace the existing chain link fencing located around the pre- <br /> school area.... The fence and landscaping shall be installed as part of the Phase ! <br /> developments." <br /> <br /> #'s 24. and 25. regarding compensation for tree removal to be taken care of <br /> administratively; new trees proposed offer sufficient replacement for trees being <br /> removed. <br /> <br /> #58. regarding pretreatment of storm water, current system is likely to be <br /> sufficient until upper parking lot is installed. <br /> <br /> #64. "At no time shall a driveway be installed on National Park Road." <br /> <br /> #65. "A permanent memorial garden, labyrinth, or equal shall be placed at the <br /> site boundary adjacent to National Park Road and the residential area. This <br /> feature shall be installed no later than the completion of Phase 3, and will be <br /> subject to design review approval by the Planning Commission." <br /> <br /> #66. ~'Landscape buffers shall be installed adjacent to National Park Road and <br /> the boundary adjacent to the residences at the time the Phase 2 improvements <br /> are constructed." <br /> <br /> #67. "The Phase 2 additional parking shall be placed and configured as shown <br /> on Exhibit 'A'. A landscape buffer will be designed with a minimum dimension of <br /> 23' at the angle point of the property boundary adjacent to the residential <br /> development and shall increase as shown on the plan. The area shall be bermed <br /> to a height of 3'6", and landscaped with trees, shrubs, and groundcover." <br /> <br /> <br />
