3.03. Geologic Impacts (Hazards, Change in Topography, Erosion, etc.) <br /> <br /> A geotcchnical analysis of the site was conducted as a part of the Phase I Bemal Property <br /> Specific Plan EIR process and is hereby referenced for thc purpose of this Initial Study. <br /> Development of the Project would require limited grading. All grading would be subject <br /> to City, professional engineering, and building standards prior to and during <br /> development. Erosion control measures would be implemented, as necessary. Staff <br /> believes thc change in topography would not present any significant impacts. <br /> <br /> X <br /> May be Insignificant Insignificant <br /> Significant if Mitigated <br /> <br />3.03.a. Would the proposed project result in increased erosion in its watershed? <br /> <br /> The proposed permanent grass areas, pedestrian walking surfaces, and parking areas, <br /> coupled with the proposed underground drainage system, would result in less erosion in <br /> the watershed than the existing hay field operation that requires annual plowing and <br /> routine exposure of soils to rains with the resulting erosion. <br /> <br /> X <br /> May be Insignificant Insignificant <br /> Significant if Mitigated <br /> <br /> 3.04. Air Quality Impacts (Emissions, Odors, Change in Mieroclimate) <br /> <br /> Based upon the limited number of Project generated vehicular trips estimated later in this <br /> Initial Study, the Project is expected to result in only minimal increases in emissions, <br /> odors, or other negative air quality impacts. Future construction activity on the site <br /> would be subject to the City's dust control measures to reduce potential impacts on the <br /> surrounding area. Staff, therefore, feels that no significant impacts to air quahty would <br /> be created. <br /> <br /> X <br /> May be Insignificant Insignificant <br /> Significant if Mitigated <br /> <br /> 3.05. Water Related Impacts (Runoff, Flood Hazard, Quality and Quantity of Surface <br /> and Ground Waters) <br /> <br /> The site in not located within a designated flood zone. Park development plans are <br /> subject to the City's Non-point Storm Water Run-off Ordinance.
