3.03. Geologic Impacts (Hazards, Change in Topography, Erosion, etc.)

A geotcchnical analysis of the site was conducted as a part of the Phase I Bemal Property
Specific Plan EIR process and is hereby referenced for thc purpose of this Initial Study.
Development of the Project would require limited grading. All grading would be subject
to City, professional engineering, and building standards prior to and during
development. Erosion control measures would be implemented, as necessary. Staff
believes thc change in topography would not present any significant impacts.

X
May be Insignificant Insignificant
Significant if Mitigated

3.03.a. Would the proposed project result in increased erosion in its watershed?

The proposed permanent grass areas, pedestrian walking surfaces, and parking areas,
coupled with the proposed underground drainage system, would result in less erosion in
the watershed than the existing hay field operation that requires annual plowing and
routine exposure of soils to rains with the resulting erosion.

X
May be Insignificant Insignificant
Significant if Mitigated

3.04. Air Quality Impacts (Emissions, Odors, Change in Mieroclimate)

Based upon the limited number of Project generated vehicular trips estimated later in this
Initial Study, the Project is expected to result in only minimal increases in emissions,
odors, or other negative air quality impacts. Future construction activity on the site
would be subject to the City's dust control measures to reduce potential impacts on the
surrounding area. Staff, therefore, feels that no significant impacts to air quahty would
be created.

X
May be Insignificant Insignificant
Significant if Mitigated

3.05. Water Related Impacts (Runoff, Flood Hazard, Quality and Quantity of Surface
and Ground Waters)

The site in not located within a designated flood zone. Park development plans are
subject to the City's Non-point Storm Water Run-off Ordinance. Staff therefore feels that
the Project poses no significant impacts with regard to water related hazards.

X
May be Insignificant Insignificant
Significant if Mitigated

5
