All baseball fields are set back a minimum of 800 feet from the nearest homes to the west. Field <br />lights are approximately 60 and 80 feet in height. Four light poles are proposed for Field 6 and <br />six poles for the larger Field 5. <br /> <br />Amplified sound from announcing areas will be directed toward the viewing terraces and <br />infields only. Announcing will consist of tabletop systems. <br /> <br />Other proposed improvements include a restroom facility of approximately 500 square feet in <br />floor area, 400 square feet of storage area, a tot-lot area with play equipment assemblies for two <br />age groups, an adult seating cluster, accessible and lighted walkways to the parking areas, and <br />perimeter landscaping and tree planting. Picnic tables and bench seating are proposed on the <br />plaza level between the fields as well as along the major trails and walkways. <br /> <br />Parking improvements include paving and lighting for 64 cars. In addition, a graveled overflow <br />parking area for 48 cars is proposed. The Planning Commission has recommended that the <br />overflow parking area also be paved. Staff notes that these 48 spaces are incorrectly shown on <br />plans as not being included within the Project planning area. One dumpster enclosure is located <br />within the paved parking area. <br /> <br />A new approach road is planned to be constructed from the Valley Avenue and Laguna Creek <br />Lane roundabout intersection, northward approximately 1,200 linear feet to the proposed <br />parking lot. This section of roadway, identified as an extension of Pleasanton Avenue, includes <br />two 55-foot radius roundabouts with two points of access to the proposed recreational area. <br />Improvements include paved travel lanes and continuous curb on one side, with slotted curb and <br />bio-swales on the other; and infrastructure, including street lighting, joint trench, water, sewer, <br />and storm drainage sized to service the Project as well as build out of all future park <br />improvements north of Valley Avenue, east of the Walnut Hills neighborhood, south of Bernal <br />Avenue, and west of the Union Pacific Railroad tracks. No on-street parking is proposed. <br /> <br /> Architectural design for the baseball related structures is proposed to be provided through <br /> "design development," with the exception of the restrooms, baseball equipment storage building, <br /> and trash enclosure. "Green Building" design, construction and maintenance features will be <br /> integrated into the construction of architectural and landscape design elements. <br /> <br /> Proposed storm and irrigation water management features include both surface bio-swales and <br /> underground drain line systems. The baseball fields will have quick-drain sub-grades and <br /> under-field drain lines that connect to the existing storm line stub at the Valley Avenue <br /> roundabout. Pipe flows will then enter the existing storm water detention basin next to 1-680 <br /> where natural filtration will occur. Other landscape areas will incorporate bio-swales, as <br /> feasible, to better clean surface flows before filtrating into the soil and drain inlets. Slotted <br /> curbs along the new approach road will allow runoff to drain into the bio-swale system and may <br /> drain into the City's re-aligned Bemal Channel Project (not a part of this Project). <br /> <br /> SR 05:195 <br /> Page 3 <br /> <br /> <br />
