Valley Avenue, West Lagoon Road between Bernal Avenue and Laguna Creek Lane, and <br />Laguna Creek Lane between Valley Avenue and 1-680. The remainder of the bio-swales will <br />be the responsibility of the individual subdivisions and will be addressed at time of acceptance <br />of tract improvements. <br /> <br />Castlewood Waterline <br /> <br />The Development Agreement provides that the developer and the City will cooperate in <br />establishing a new easement location for the Castlewood waterline, which must be relocated <br />by the developer. This waterline is actually operated and maintained by the City and County <br />of San Francisco to serve the Castlewood property. This waterline has been relocated and the <br />new easements are in place. A portion of the waterline is currently under Laguna Creek <br />Lane. <br /> <br />Provisions of the easement require City restoration of surface improvements if the City and <br />County of San Francisco accesses the waterline for repair or replacement. Because of this <br />provision, the developer has contributed $50,000 for a road maintenance fund should the City <br />have to repair the road. The City and County of San Francisco has accepted the new <br />waterline for maintenance. <br /> <br />Other Improvements <br /> <br />The following improvements have been completed with the residential developments but are <br />not considered a part of the off-site infrastructure improvements. These improvements will be <br />formally accepted at a later date. <br /> <br /> · Five-acre neighborhood public park, Fawn Hills Park, located adjacent to Tract 7255, <br /> Augustin Knolls, has been completed and the City is currently maintaining the park. <br /> · Berm on the west parcel, running parallel with 1-680 is complete. The purpose of the <br /> berm is to lessen freeway noise for the homes on the west parcel, Augustine Knolls. <br /> Landscape maintenance of the berm is the responsibility of the developer until such <br /> time of close of escrow of the last residence, at which time maintenance of the berm <br /> becomes the City's responsibility. <br /> · Sycamore trees were planted on City property along West Lagoon Road adjacent to the <br /> bio-swales for the purpose of marketing the Augustin Knolls homes. Planting these <br /> trees was not a requirement of this development, nor did Greenbriar Homes request the <br /> City's permission to install the trees. However, Greenbriar Homes has requested the <br /> City accept and maintain these trees. City staff will need to review the installation of <br /> the irrigation system, and determine if the close proximity of trees to the bio-swale will <br /> affect the swales when the trees mature. Should the City choose to accept these trees, <br /> this could happen with the formal acceptance of Tract 7255, Augustin Knolls. <br /> <br /> SR:05:187 <br /> Page 5 of 6 <br /> <br /> <br />
