FUTURE MAINTENANCE <br /> <br />All off-site improvements required of the Bernal Property development have been completed <br />with the exception of the aforementioned improvements. These remaining improvements are <br />bonded and included in the First Amendment to the Off-Site Improvement Agreement. City <br />Council will be accepting for formal maintenance the improvements on Bernal Avenue (east of <br />1-680), Valley Avenue, Wild Rose Place, and Laguna Creek Lane (between Valley Avenue <br />and West Lagoon Road) including streetlights, and utilities (water, sewer, and storm drain <br />systems). The bus shelters on Valley Avenue will be privately maintained. The two detention <br />basins located on the western and central parcels will be maintained and monitored by the <br />City. <br /> <br />The public improvements are ready for formal acceptance by the City and the developer has <br />posted the required one-year warranty bonds. <br /> <br />FISCAL IMPACT <br /> <br />There will be annual costs associated with routine maintenance when public improvements are <br />accepted. The additional annual maintenance cost for the public facilities discussed above is <br />estimated to be approximately $50,000. <br /> <br />Pursuant to the Preannexation Development Agreement, additional development fees (i.e. <br />park, traffic) are due at the close of escrow of the last house in the development and also <br />collected one and two years after this date.
