The development of this property also includes the extension of Valley <br /> Avenue from Bernal Avenue to the intersection of Junipero Street and <br /> Case Avenue, and the widening of Bernal Avenue from Bernal Bridge at <br /> Arroyo de la Laguna to approximately 1000 feet east of Valley Avenue. <br /> BIC is responsible for these off-site improvements among other required <br /> infrastructure to serve this development. <br /> <br /> BIC is requesting acceptance of the public off-site infrastructure <br /> improvements constructed for the development of the Bernal Property, <br /> which does not include public off-site improvements constructed as part of <br /> the specific residential tracts. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />The Specific Plan and Planned Unit Development (PUD) for the Bernal Property allow for the <br />development of 581 residential units, 745,000 sq. ft. of office development, 5,000 sq. ft. of <br />commercial development, and approximately 314 acres of public use area within the <br />approximately 510 acres located on both sides of 1-680, southerly of Bernal Avenue. <br /> <br />Bernal Invesmaent Company, LLC (BIC) consists of Greenbriar Homes, KB Home, and South <br />Bay Development Company. Greenbriar Homes has developed residential properties on the <br />west side of 1-680, Tract 7255, Augustin Knolls, consisting of 232 single-family residential <br />units. This development is currently under construction and will require extension of their <br />Subdivision Agreement to complete tract improvements. Greenbriar Homes also developed a <br />portion of the central parcel with a 100-unit apartment complex. KB Home has a residential <br />development on the central parcel, Tract 7271, Walnut Hills, consisting of 121 single-family <br />residential units. This development is complete and ready for formal acceptance by the City <br />(separate agenda item). KB Home has another residential development on the east side of the <br />Union Pacific Railroad, Tract 7374, Canyon Oaks, consisting of 128 single-family residential <br />units. This development will also require extension of their Subdivision Agreement to <br />complete tract improvements. Southbay Development Company owns the parcel proposed for <br />office development located on the west side of Valley Avenue.
