THE CITY OF 4F <br /> J <br /> <br />pL£AS&NTONo ci , ¢oun¢,, <br /> Staff Report <br /> <br /> July 19, 2005 <br /> Public Works Depm tment <br /> <br />SUBJECT: ACCEPTANCE OF CORE PUBLIC IMPROVEMENTS FOR <br /> RESIDENTIAL DEVELOPMENT OF TI-IE BERNAL PROPERTY <br /> (BERNAL INVESTMENT COMPANY~ LLC) <br /> <br />STAFF RECOMMENDATION: <br /> <br /> Staff recommends that the City Council take the following action at the <br /> meeting of July 19, 2005: <br /> <br /> 1. Accept for normal maintenance the list of public improvements stated <br /> below for off-site infrastructure improvements of the Bernal Property. <br /> <br /> 2. Authorize the City Clerk to file a Notice of Completion. <br /> <br /> 3. Authorize the City Manager to execute the attached First Amendment <br /> to the Off-Site Improvement Agreement for the remaining off-site <br /> improvements. <br /> <br /> 4. Authorize the extension of the Subdivision Agreement for Tract 7255, <br /> Augustin Knolls, for one year from this date. <br /> <br /> 5. Authorize the extension of the Subdivision Agreement for Tract 7374, <br /> Canyon Oaks, for one year from this date. <br /> <br />SUMMARY: The Specific Plan and Planned Unit Development (PUD) for the Bernal <br /> Property allow for the development of single-family and multi-family <br /> residential units, office development, commercial development, and <br /> approximately 314 acres of public use area within the approximately 510 <br /> acres located on both sides of 1-680, southerly of Bernal Avenue. Bernal <br /> Investment Company, LLC (BIC) is the developer for this project.
