<br />Resolution No. PC-94-51 <br />Page 14 <br /> <br />said public improvements may include, but are not <br />necessarily limited to grading, curb and gutter, <br />sidewalk, paving, street lighting, street trees, fire <br />hydrants, street monuments, underground utilities, <br />storm drain facilities, sanitary sewer facilities, tree <br />removal, traffic control devices, soundwall, <br />landscaping and automatic irrigation systems. The <br />property owner/developer shall deposit a bond with the <br />city to ensure future completion of the required <br />improvements. This bond shall be in a standard form <br />approved by the City Attorney and shall be in an amount <br />satisfactory to the city Engineer. The City Engineer <br />may accept or may require a cash payment in-lieu of <br />bonding where circumstances warrant. <br /> <br />r. Any damage to existing street improvements during <br />construction on the subject property shall be repaired <br />to the satisfaction of the city Engineer at full <br />expense to the developer. This shall include slurry <br />seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br /> <br />s. The applicant's contractor(s) shall obtain an <br />encroachment permit from the City Engineer prior to <br />moving any construction equipment onto the site. <br /> <br />t. The applicant shall comply with the City's non-point <br />storm drain run-off ordinance. <br /> <br />15. Landscape, Fence, and Wall Design <br /> <br />a. <br /> <br />b. <br /> <br />. <br /> <br />A final landscape plan and irrigation plan for the <br />private front yards shall be submitted with the <br />building permit plan set for review and approval by the <br />Planning Director before issuance of a building permit. <br />said landscape plan shall be consistent with the <br />approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, <br />location, size, quantities, and spacing. The developer <br />shall install the front and side yard landscaping and <br />irrigation within 30 days of close of escrow. <br /> <br />All trees used in landscaping be a minimum of fifteen <br />(15) gallons in size and all shrubs a minimum of five <br />(5) gallons in size, except for the 24" box size japa- <br />nese maple species (acre palmatum) shown on the <br />landscape plan. This requirement shall supersede the <br />plant sizes shown on the conceptual landscape plan. <br />This detail shall be shown on the final landscape plan <br />for review and approval by the Planning Director before <br />issuance of a building permit. <br /> <br />. . <br />
