The applicant shall dedicate to the City for street <br />right-of-way purposes those parcels of land intended to <br />be public streets. <br /> <br />1. <br /> <br />The applicant shall grant an easement to the City over <br />those parcels needed for public service easements <br />(P.S.E.) and which are approved by the City Engineer or <br />other easements which may be designated by the City <br />Engineer. <br /> <br />m. <br /> <br />The design for the line, grade, and structural sections <br />for the streets serving this development shall be <br />subject to final review and approval by the City <br />Engineer. <br /> <br />n. <br /> <br />The applicant shall construct vertical P.C.C. curbs and <br />gutters within this development unless otherwise <br />approved by the City Engineer. When the sidewalk is <br />adjacent to the curb and gutter, they shall be poured <br />monolithically. <br /> <br />o. <br /> <br />Except for the stoneridge Drive right-of-way, the <br />developer shall install street frontage improvements <br />per Chapter 19.40.010 of the Pleasanton Municipal Code <br />and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, <br />storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, traffic control <br />devices, landscaping, and automatic irrigation systems. <br /> <br />The applicant shall submit a final grading and drainage <br />plan prepared by a licensed civil engineer depicting <br />all final grades and on-site drainage control measures, <br />including concrete-lined "V"-ditches, to protect all <br />cut and fill slopes from surface water overflow. This <br />plan shall be subject to the review and approval of the <br />City Engineer and/or the Director of Building Inspec- <br />tion prior to the issuance of any building permits. <br /> <br />The developer shall enter into a deferred street <br />improvement agreement prior to approval of the final <br />map with the City agreeing to construct or finance the <br />construction of the street improvements located in the <br />Stoneridge Drive right-of-way adjacent to the site, to <br />the extent required as deemed necessary by the city <br />Engineer. This agreement shall be executed and <br />approved by the City Council and recorded with the <br />County Recorder's Office prior to the issuance of a <br />structural building permit or approval of a final map, <br />whatever comes first. <br /> <br />II <br />
