<br />Resolution No. PC-94-51 <br />Page 15 <br /> <br />c. The applicant shall provide root control barriers and <br />four (4) inch perforated pipes for street trees and <br />trees in planting areas less than ten (10) feet in <br />width, as determined necessary by the Planning Director <br />at the time of review of the final landscape plans. <br />This detail shall be shown on the final landscape plan <br />for review and approval by the Planning Director before <br />issuance of a building permit. <br /> <br />d. If an overall identification signage for the <br />subdivision is desired, it shall be submitted to the <br />Planning Director for consideration under separate <br />application. <br /> <br />e. The design of the masonry soundwall along Lot Nos. 1 <br />through 4 shall match the final soundwall design <br />approved for the development on the Chu/Choi/Gahrahmat <br />property. If development of the Chu/Choi/Gahrahmat <br />property precedes this project, the applicant shall <br />arrange with the Chu/Choi/Gahrahamt project developer <br />to install the portion of the Stoneridge Drive <br />soundwall along Lot Nos. 1 through 4, to be reimbursed <br />by the applicant. If construction of this project <br />precedes the Chu/Choi/Gahrahmat development, then this <br />developer shall install the soundwall. <br /> <br />The soundwall shall be the maintained by the private <br />homeowners of these properties. Before recordation of <br />the final subdivision map, the developer shall provide <br />to the city Attorney for review and approval the deed <br />restrictions on these lots describing the soundwall <br />maintenance responsibility. <br /> <br />f. The applicant shall submit detailed landscape and <br />irrigation plans as part of the tract improvement <br />plans. These plans should include, where applicable, a <br />street tree planting plan and landscape plans for <br />medians, buffer strips, and any right-of-way landscape <br />areas. The irrigation plan shall provide for automatic <br />controls. <br /> <br />g. Final fence plans shall be submitted to the Planning <br />Director for review and approval before issuance of the <br />building permit. <br /> <br />{end} <br /> <br />. <br /> <br />II <br />
