<br />Landscape Plan <br /> <br />15. The property owner/applicant shall apply for and receive parcel map approval from the <br />city to configure the property boundaries as shown prior to the issuance of a building <br />permit. A minimum five ft. wide easement shall be recorded along the proposed southern <br />lot line of the new parcel (currently designated as Lot lOA) which would be created by <br />subdividing the Unisource parcel from Lot 10. The purpose of this easement would be to <br />allow the installation and maintenance of landscaping, as shown on the attached landscape <br />plan, that would provide screening ofUnisource's northern loading dock area. The <br />easement sha1l be a minimum of 5 ft. in width along the entire common property line <br />shared by these two parcels. The applicant shall provide a copy of the easement for <br />review and approval by the City Attorney prior to recordation. The easement shall be <br />recorded and documentation of such provided to the Planning Director prior to the <br />issuance of a building permit. <br /> <br />16. A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of a building <br />permit. Said landscape plan shall be consistent with the approved preliminary landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, location, <br />size, quantities, and spacing. All trees used in landscaping shall be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 gallons, unless otherwise shown on the <br />approved preliminary landscape plan. The final landscape plans sha1l meet the <br />requirements of the Water Conservation Ordinance in effect at the time of issuance of a <br />building permit for the site. <br /> <br />17. The landscaping plan shall be revised in the area along the northern property line in order <br />to provide a landscape screen that provides for more immediate screening than shown on <br />the preliminary landscape plan by reducing the spacing of the 24. box size a1eppo pine and <br />purple robe locust trees to a maximum of20 ft. on center rather than 25 ft. The final <br />location of the wrought iron security fence sha1l be shown within several feet of the <br />parking lot curb along the northern edge of this loading area in order to allow sufficient <br />width for the establishment of this landscape screen. These revisions, along with the <br />design and color of the wrought iron fence and final configuration of the side and rear <br />screen walls, shall be submitted for the review and approval by the Planning Director prior <br />to the issuance of building permits. <br /> <br />18. The landscape plan shall be modified along Gibraltar Drive in the area immediately <br />adjacent to the front loading dock to include shrubs with a minimum mature height of 5 to <br />8 ft. The proposed landscaping along with the berming shall provide an effective screen <br />height of 8 to 10ft. at maturity. This revised design shall be subject to the review and <br />approval by the Planning Director prior to the issuance of a building permit. <br /> <br />19. The applicant shall provide root control barriers and four inch perforated deep root <br />irrigation pipes for parking lot trees, street trees, and trees in planting areas less than ten <br /> <br />16 <br />
