possible modifications to the number of available on-site parking spaces, if deemed necessary by the Zoning Administrator. 9. All mechanical equipment shall be constructed in such a manner that noise emanating from it will not be perceptible beyond the property plane of the subject property in a ncmnal environment for that zoning district. 10. The applicant shall submit a final lighting plan for the building and the site for the review and approval of the Planning Director prior to issuance of building permits. Lighting shall conform to the requirements of the Hacienda Design Guidelines. 11. All trash and refuse shall be contained completely within enclosures architecturally compatible with the main structure. The materials and color of the enclosure walls shall match the building walls and the gates shall be corrugated metal, solid wood, or other approved material. The location and design of the enclosures shall be designed to meet the requirements of the Urban Clean Water Runoff Program and shall be subject to the approval of the Planning Director and Fire Chief. Trash containers shall be stored within the enclosure at all times, except when being unloaded. 12. The final colors of the building shall be generally consistent with the proposed colors except that final approval of the colors of the reveals shall be withheld pending evaluation of actua1 colors in the field. The reveals shall be either the base wall shade or a darker, gray color, or a combination thereof, as approved by the Planning Director following evaluation of actual colors on the building once it is constructed. Final approval of all colors shall be made following the field inspection. Following field inspection and approval, the approved colors (based on the Pantone color system) shall be submitted to the City for official approval prior to painting the structure. \3. The trellis structure shown along the periphery of the office portion of the structure shall be redesigned to have more proportionate scale to and better integrate with the architecture of the structure. The trellis shall be designed to provide shade over approximately 25% of the area designated as the outdoor employee break/lunch area. The details of how the trellis structure will be designed to provide shade over this area shall be shown on the revised plans. The revised design for the trellis sha11 be subject to the review and approval of the Planning Director prior to the issuance of a building permit. Signage 14. The building-mounted sign locations shown on the attached plans are not approved as part of this application. An application for a comprehensive sign program showing the design and locations of all signs shall be submitted to the Planning Director for review and approval prior to the installation of any signs. The sign program will be reviewed for its confonnance with the requirements of the Hacienda Business Park Design Guidelines. 15
