The proposed development plan and business operation shall conform substantially to the <br />site plan, architectural plans, landscape plan, operational narrative, colorboard, and related <br />materials, Exhibit A (dated "Received August 17, 1994"), on file with the Planning <br />Department, except as may be modified by these conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in <br />~substantial conformance with the approved exhibits. <br /> <br />2. The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />3. This development plan approval and conditional use permit approval will lapse within one <br />year from the date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension has been <br />approved by the City. <br /> <br />4. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />5. The developer shall pay any and all fees in effect in the City generally which apply to the <br />property prior to the issuance of a building permit. <br /> <br />Architectural Design <br /> <br />6. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the root; with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. Should mechanical equipment over the <br />"office" portion of the building require screening, a comprehensive screen solution shall be <br />proposed which complements the "office" portion of the building's architecture. <br /> <br />7. The final design of the metal roofs over the loading dock areas shall be submitted for the <br />review and approval by the Planning Director prior to the issuance of a building permit. <br /> <br />8. In the event that a second story is desired to be added in the office portion of the <br />structure, the applicant shall apply for and receive approval from the Zoning Administrator <br />to modifY the use permit for this facility. The review of the use permit shall include an <br />analysis of the historic and projected parking usage at the site, and approval may require <br /> <br />14 <br />
