<br />Resolution No. PC-94-47 <br />Page 2 <br /> <br />for the facility utilizes creative and imaginative <br />solutions to integrate this well-planned warehouse/ <br />distribution facility with the surrounding <br />properties. The paper products warehouse and <br />distribution facility would provide an important <br />support service for and complement the other <br />businesses in the park and would increase the <br />diversity of businesses located in this park. <br /> <br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />As proposed by the Unisource corporation, the <br />proposed warehouse/distribution facility would <br />complement rather than detract from the surrounding <br />businesses in the Hacienda Business Park. <br />Sufficient area has been provided on-site for the <br />parking and operation of trucks and automobiles <br />used by the employees in this facility. The design <br />and installation of all protection systems in the <br />facility would be reviewed and approved by the <br />City'S Fire and Building Departments. The proposed <br />facility would not subject surrounding uses to any <br />hazardous conditions or other Objectionable <br />influences. The use conforms to the City'S traffic <br />levels of service standards, and truck traffic- <br />generated noise along the designated haul route <br />will not cause levels greater than city standards <br />for uses along this route. As conditioned, the <br />City would be able to review and address, if deemed <br />necessary at a public hearing, any potential future <br />problems which may result from the operation of <br />this facility. <br /> <br />C. The proposed conditional use will comply with each <br />of the provisions of the Zoning Ordinance. <br /> <br />The site's PUD-I/C-O zoning district designation <br />conditionally permits the operation of warehouse/ <br />distribution facilities. As more fully described <br />in the foregoing sections, the project meets or <br />exceeds the standards established in the Hacienda <br />Business Park PUD for parking, loading, <br />landscaping, setbacks, etc. Thus, the proposed use <br />complies with all relevant sections of the City'S <br />zoning ordinance. <br /> <br />. <br /> <br />" <br />
