<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-94-47 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-94-45, THE APPLICATION OF UNISOURCE/ALCO STANDARD <br />CORPORATION <br /> <br />WHEREAS, Unisource/Alco standard Corporation has applied for a <br />conditional use permit to construct and operate a 535,000 <br />square foot, single-story regional headquarters and <br />warehouse distribution facility at 4225 Hacienda Drive <br />(Lot lOB and a portion of Lot lOA in the Hacienda <br />Business Park); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Industrial/Commercial-Office District; and <br /> <br />WHEREAS, at their duly noticed public hearing of August 31, 1994, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The Hacienda Business Park is a planned unit <br />development which incorporates the characteristics <br />and uses of industrial, office, retail/commercial, <br />and residential zoning districts in a comprehensive <br />development plan for the 833-acre area. The zoning <br />district classification for this area is designated <br />PUD (Planned Unit Development) Industrial/ <br />Commercial-Office. This mixed use development has <br />been designed to create a harmonious atmosphere for <br />businesses while providing support services and <br />retail locations to support these businesses and <br />providing convenient housing opportunities for the <br />employees of thee businesses. The purposes of the <br />City's (PUD) zoning district include the use of <br />innovation, rather than the application of <br />restrictive development standards, in order to <br />ensure that new industrial development meets the <br />goals and objectives of the city's General Plan. <br /> <br />The proposed warehouse/distribution facility and <br />operation has been designed in accordance with the <br />purposes of the PUD zoning district.
