Prior to the issuance of building permits, the site plan and <br />landscape plan shall be modified to reflect the following: <br /> <br />a. One parking stall shall be marked and designed for <br />handicapped parking, the location subject to review and <br />approval by the Planning Director. <br /> <br />b. The parking stalls shall maintain a minimum dimension of <br />9 feet in width and 19 feet in length. The wheel stops <br />may be eliminated if the parking stalls are fronted by a <br />6-inch vertical concrete curb. <br /> <br />c. A 3 feet wide landscape strip shall be added along the <br />western side of the driveway adjacent to the existing <br />concrete patio. Addi tional landscaping along parking <br />stall 8 may be added subject to the final location of the <br />required handicap parking, per review and approval by the <br />Planning Director. <br /> <br />d. A denser planting of shrubs shall be achieved at the rear <br />of the storage building by planting shrubs a minimum of <br />5 feet on-center. <br /> <br />e. A 15 gallon crape myrtle shall be added by the "owner's <br />parking" stall at the northwest corner of the site. <br /> <br />6. A final landscape plan and irrigation plan shall be submitted <br />to and approved by the Planning Director as part of the <br />building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the <br />approved landscape plan plus any conditions of approval, and <br />shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />7. All trees used in landscaping be a minimum of 15 gallons in <br />size and all shrubs a minimum of 5 gallons, unless otherwise <br />permitted by the Planning Department. <br /> <br />8. six inch asphalt or vertical concrete curbs shall be installed <br />between all paved and landscaped areas. <br /> <br />9. The developer shall provide root control barriers and four <br />inch perforated pipes for parking lot trees, street trees, and <br />trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br /> <br />II II <br />
