Prior to the issuance of building permits, the site plan and
landscape plan shall be modified to reflect the following:

a. The parking stalls shall maintain a minimum dimension of
9 feet in width and 19 feet in length. The wheel stops
may be eliminated if the parking stalls are fronted by a
6-inch vertical concrete curb.

c. A 3 feet wide landscape strip shall be added along the
western side of the driveway adjacent to the existing
concrete patio. Addi tional landscaping along parking
stall 8 may be added subject to the final location of the
required handicap parking, per review and approval by the
Planning Director.

d. A denser planting of shrubs shall be achieved at the rear
of the storage building by planting shrubs a minimum of
5 feet on-center.

e. A 15 gallon crape myrtle shall be added by the "owner's
parking" stall at the northwest corner of the site.

6. A final landscape plan and irrigation plan shall be submitted
to and approved by the Planning Director as part of the
building permit plan set prior to issuance of an on-site
permit. Said landscape plan shall be consistent with the
approved landscape plan plus any conditions of approval, and
shall be detailed in terms of species, location, size,
quantities, and spacing.

7. All trees used in landscaping be a minimum of 15 gallons in
size and all shrubs a minimum of 5 gallons, unless otherwise
permitted by the Planning Department.

8. six inch asphalt or vertical concrete curbs shall be installed
between all paved and landscaped areas.

9. The developer shall provide root control barriers and four
inch perforated pipes for parking lot trees, street trees, and
trees in planting areas less than ten feet in width, as
determined necessary by the Planning Director at the time of
review of the final landscape plans.

II II
