<br />Resolution No. PC-94-35 <br />Page 5 <br /> <br />EXHIBIT B <br />Resolution NO. PC-94-35 <br />Conditions of Approval <br />Case UP-94-16/Z-94-52 <br /> <br />1. The use shall conform substantially to the site plan, floor <br />plan, written narrative, and related materials, Exhibit "A", <br />dated "Received June 10, 1994" on file with the Planning <br />Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subj ect to the <br />approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. If operation of this use results in conflicts pertaining to <br />parking, noise, traffic, or other impacts, at the discretion <br />of the Planning Director, this conditional use permit may be <br />referred to the Planning Commission for subsequent review at <br />a public hearing. If necessary, the Commission may modify or <br />add conditions of approval to mitigate such impacts, or may <br />revoke said conditional use permit upon finding of good cause <br />at a public hearing. <br /> <br />3. If any changes to the operation of the business as proposed in <br />the written narrative, dated "Received June 10, 1994", and/or <br />any changes in the site plan or building design or size are <br />desired, City review and approval is required prior to <br />enactment of said changes. Such modifications shall be <br />submitted to the Planning Director, who shall refer the matter <br />to the Planning commission if judged to be substantial. <br /> <br />4. The landscape maintenance business shall be operated according <br />to the following conditions, unless otherwise approved by the <br />Planning Director or Planning Commission as indicated above: <br /> <br />a. <br /> <br />b. <br /> <br />c. <br /> <br />d. <br />e. <br /> <br />g. <br /> <br />I. <br /> <br />f. <br /> <br />Business hours shall not extend beyond 7: 00 AM - 6: 00 PM, <br />Monday though Saturday; <br />There shall be no outdoor storage of equipment and <br />materials other than business trucks and employee cars; <br />Vehicles shall be parked in designated vehicle parking <br />spaces only; <br />Business vehicles shall not be parked on the street; <br />No equipment shall be operated on-site before 8:00 AM or <br />after 6:00 PM; <br />No repair of equipment or vehicles shall occur on-site, <br />except for minor maintenance or emergency repairs <br />(replacement of spark plugs, changing of flat tires, <br />replenishment of fluids); <br />Two parking spaces (550 square feet) in the storage <br />garage shall be reserved at all times for parking for the <br />residential tenant; <br /> <br />I [ <br />
