The colors and materials of the building shall be submitted to <br />and approved by the Planning Director prior to the issuance of <br />a building permit. Colors shall be consistent with approved <br />colors and shall be based on the Pantone color system. <br />Approved colors and materials shall be stated on the plans <br />submitted for issuance of building permits. <br /> <br />11. The developer shall maintain the area surrounding the business <br />in a clean and orderly manner at all times. <br /> <br />12. If lighting is desired, the developer shall submit a final <br />lighting plan for the building and the site for the review and <br />approval of the Planning Director prior to issuance of <br />building permits. Lighting shall be directed away from <br />adjacent residences. <br /> <br />13. All trash and refuse shall be contained completely within <br />enclosures architecturally compatible with the main structure. <br />The materials and color of the enclosure walls shall match the <br />building walls and the gates shall be corrugated metal or <br />solid wood. The location and design of the enclosures shall <br />be shown on the plans submitted for issuance of building <br />permits and shall be subject to the approval of the Planning <br />Director and Fire Chief. Trash containers shall be stored <br />within the enclosure at all times, except when being unloaded. <br /> <br />14. No business signs are approved as part of this application. <br />If signing for the development is desired, a comprehensive <br />signing program shall be submitted to the Planning Director <br />for consideration under separate application. <br /> <br />15. All parking spaces shall be striped. Wheel stops shall be <br />provided unless the spaces are fronted by concrete curbs, in <br />which case sufficient areas shall be provided beyond the ends <br />of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />16. All on-si te utili ties required to serve any existing or <br />proposed development on-site shall be installed underground, <br />unless otherwise determined by the city Engineer. <br /> <br />17. The developer shall enter into an agreement with the city, <br />approved by the city Attorney, which guarantees that all <br />landscaping included in this project will be maintained at all <br />times in a manner consistent with the approved landscape plan <br />for this development. Said agreement shall run with the land <br />for the duration of the existence of the structures located on <br />the subject property. <br /> <br />18. The developer shall pay any and all fees to which the property <br />may be subject prior to occupancy. <br /> <br />.. ., <br />
