<br />Resolution No. PC-94-32 <br />Page 2 <br /> <br />The use would be required to meet all the <br />applicable requirements of the City I s Noise <br />Ordinance. <br /> <br />All fill areas would be planted with native <br />grasses to prevent erosion. <br /> <br />The proposed fill sites are designed to blend <br />with the horizontal and vertical variation of <br />adjacent terrain. <br /> <br />The temporary duration of the construction <br />haul roads would not interfere with or impact <br />surrounding uses. <br /> <br />As proposed and conditioned, the proposal is <br />consistent with these objectives of the zoning <br />ordinance and that the design and construction of <br />the proposed fill areas will be compatible with the <br />adjacent residential neighborhoods and nearby open <br />space area. <br /> <br />2. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given that the proposed fill areas would be <br />adequately separated from nearby residential <br />uses, they would not have any adverse impacts <br />on these uses. <br /> <br />Nati ve oak trees <br />fenced, thereby <br />features of the <br />activity. <br /> <br />and drainage swales would <br />protecting these natural <br />site from all grading <br /> <br />Conditions of approval have been added that <br />would ensure that the public health, safety, <br />and welfare are maintained. <br /> <br />3.
