When notified by the city, the applicants shall relocate their <br />vehicles out of the construction area of the vineyard Sewer <br />extension project. The applicants shall maintain a 20 ft. <br />wide emergency vehicle access drive on the remainder of the <br />lot during the construction period. <br /> <br />9. The applicants/property owner shall keep the portion of <br />property on which the future Del Valle Parkway will be <br />constructed free of any permanent structures. <br /> <br />10. All automobile parking areas shall be maintained, as deemed <br />acceptable by the city Engineer, to maintain a clean, all <br />weather surface. The applicants and/or property owner shall <br />submit a drainage plan to the Planning Director, city <br />Engineer, and the Director of Building Inspection for review <br />and approval within 30 days of use permit approval. The <br />applicants/property owner shall maintain the parking surface <br />so that it retains its all weather qualities. city staff <br />shall inspect the site in October for leakage; if any leakage <br />is found, the applicant must immediately clean it. <br /> <br />11. Oil/water separator(s) shall also be installed on the site as <br />required by the city Engineer. The oil/water separator(s) <br />shall be installed within 60 days of use permit approval. The <br />applicants shall be responsible for the regular cleaning and <br />maintenance of the oil/water separator (s); a maintenance <br />schedule shall be prepared for review and approval of the city <br />Engineer. <br /> <br />12. The applicants and/or property owner shall install landscaping <br />and irrigation within the existing planter areas in the front <br />of the site. The applicants/property owner shall also install <br />landscaping and irrigation within the existing stanley <br />Boulevard planter strip in front of the subject property. The <br />landscaping shall match the landscaping to be installed within <br />the stanley Boulevard planter strip in front the adjacent <br />parcel to the east (Irby property). A landscape and <br />irrigation plan shall be submitted to the Planning Director <br />for review and approval prior to installation of the <br />landscaping. The landscaping shall be installed within 60 <br />days of use permit approval. The applicants/owner shall enter <br />into an agreement with the city, approved by the city <br />Attorney, which guarantees that the required landscaping will <br />be maintained at all times in a healthful, attractive and weed <br />free manner. <br /> <br />13. Vehicles that are leaking oil, coolant, fuel, or other fluids <br />shall not be stored on the site. <br /> <br />. . I I <br /> <br />I <br /> <br />I <br />
