The applicant shall install a fence around the existing oak <br />tree at the dripline, except in the driveway area. <br />Automobiles shall not be parked or stored within the dripline <br />of the tree. <br /> <br />15. Automobile sales, repairs, servicing, or washing shall not be <br />conducted on the site. <br /> <br />16. The applicants shall maintain at least a 20 ft. wide portion <br />of the central drive aisle clear of parked or stored vehicles, <br />machinery, accessory structures, storage containers, and <br />materials for the purpose of maintaining emergency vehicle <br />access. <br /> <br />17. The applicants shall replace, as necessary, any broken redwood <br />slats in the property line fence. In addition, the applicants <br />shall remove, as necessary, any graffiti from the fence. <br /> <br />18. If any signs for the site are desired, a comprehensive sign <br />program shall be submitted to the Planning Director for <br />consideration under separate application. <br /> <br />19. The entire site shall be maintained in weed and litter free <br />manner at all times. The applicants shall mow weeds annually, <br />or sooner, as required by the Fire Marshall. <br /> <br />20. All on-site lighting shall be maintained in such a manner that <br />glare is directed away from surrounding properties and rights- <br />of-way. <br /> <br />21. The applicants shall obtain all other applicable City permits <br />for the use within 30 days of use permit approval. <br /> <br />22. Other than employee vehicles, all automobiles and delivery <br />vehicles shall be parked/stored behind the front fence. <br /> <br />23. All loading/unloading of vehicle shall occur behind the front <br />fence.
