The proposed use shall conform SUbstantially to the site plan, <br />written narrative, and related materials, Exhibit A (dated <br />"Received" February 14, and March 8, 1994), on file with the <br />Planning Department, except as modified by these conditions. <br />Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. The use permit approval is granted for a period of one year. <br />If at the end of the year, the Planning Director has found <br />that all conditions of approval have been complied with, <br />he/she shall grant a one year extension to the use permit. <br />Subsequent use permit extensions/approvals shall require <br />review and approval by the Planning Commission. <br /> <br />3. If additional uses or activities beyond that approved by the <br />Planning commission are desired by the applicants, prior city <br />review and approval is required. Details of such activities <br />shall be submitted to the Planning Director, who may approve <br />the modification if it is judged to be minor, or may refer the <br />matter to the Planning commission for a public hearing if <br />judged to be substantial. <br /> <br />4. That if, at any time in the future, it is determined by the <br />Planning Director that noise, emissions, drainage, litter, <br />storage, parking, traffic, excessive police responses, or <br />other issues associated with the proposed use are having <br />adverse effects on surrounding uses or the City in general, <br />this matter can be submitted, at the discretion on the <br />Planning Director, to the Planning commission for their <br />subsequent review at a pUblic hearing. If necessary, the <br />commission may modify or add conditions of approval to <br />mitigate such impacts, or may revoke said use permit. <br /> <br />5. The hours of operation for vehicle pick-up/delivery activities <br />shall be limited to 8:00am to 8:00pm, seven days a week. <br /> <br />6. The applicant shall install an alarm system and/or employ on-site <br />security personnel to the satisfaction of the Police Department <br />and Planning Director. No guard dogs shall be used on the site. <br /> <br />7. The property owner shall grant to the city of Pleasanton, for the <br />Vineyard Sewer Extension Project, a permanent 15 foot wide public <br />service easement and a temporary 50 foot wide construction <br />easement within the future Del Valle Parkway right-of-way. <br /> <br />. <br /> <br />. , <br /> <br />- - <br />
