A lighted directory showing the location of building <br />clusters, units, and streets shall be provided at each <br />project entrance from Case Avenue. Separate directories <br />shall be provided at opposite ends of each building <br />cluster; these can be unlighted. The design for these <br />directories shall be provided to the Fire Marshal and <br />Planning Director for review and approval prior to <br />issuance of building permits. <br /> <br />21. Engineering Requirements <br /> <br />Unless otherwise stated, all design changes and revisions <br />required under the following conditions shall be provided to <br />the City Engineer for review and approval prior to issuance of <br />building permits. <br /> <br />a. All utilities required to serve the development on-site <br />shall be installed underground. <br /> <br />b. Case Avenue shall be designed to maintain a 50' face-of- <br />curb radius at the future Case Avenue/Junipero Avenue <br />intersection. <br /> <br />c. The developer shall extend the existing 12" water main <br />and 10" sanitary sewer main in Case Avenue across the <br />project's frontage. <br /> <br />d. The developer shall install street improvements per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to <br />the satisfaction of the City Engineer across the <br />project's Case Avenue street frontage. These <br />improvements may include, but are not necessarily limited <br />to, grading, curb and gutter, sidewalk, paving, storm <br />drain, sanitary sewer, water facilities, street lighting, <br />underground utilities, traffic control devices, <br />landscaping, and automatic irrigation systems. The <br />street section for Case Avenue shall be constructed to a <br />width of 32' and shall include two travel lanes, one <br />combined bicycle/parking lane, and an 8' wide monolithic <br />sidewalk on the easterly side. On the westerly side the <br />applicant shall construct and asphalt curb. The <br />parking/bicycle lane shall be striped. All electroliers, <br />sign poles, fire hydrants, etc., shall be installed a <br />minimum 2' behind the sidewalk in the Public Service <br />Easement. <br /> <br />e. All utilities installed on the project site shall be <br />private utilities and shall be maintained by the project <br />developer. <br /> <br />I <br /> <br />II <br />
