<br />g. The use of stucco siding, in limited amounts, is allowed <br />if the elevation contains other natural materials which <br />visually produce an elevation that is sensitive to the <br />natural surroundings to the satisfaction of the Design <br />Review Board. Complete architectural detailing shall <br />occur on all building elevations. <br /> <br />h. The design, construction, and placement of accessory <br />structures shall conform to the requirements of the R-1- <br />20,000 zoning district except as modified by the design <br />guidelines. No accessory structures shall be constructed <br />within the 150 foot Foothill Road setback area or between <br />the east (Foothill Road) elevation and Foothill Road. <br />Minor grading for landscaping or driveway purposes are <br />allowed subject to review and approval of the Planning <br />Director. Additional landscaping shall be provided in <br />this area to blend the existing vegetation into the <br />natural environment. <br /> <br />i. The east (Foothill Road) elevation of any future home <br />shall be designed as a front elevation in terms of detail <br />and visual presence. <br /> <br />j. The F.A.R shall be .20 based on net lot area, excluding <br />the existing barn or up to 450 sq. ft. of garage area. <br /> <br />k. The building height shall be 30 feet from the ridge to <br />the lowest exterior finished grade. <br /> <br />4. An updated set of the design guidelines incorporating the <br />conditions contained herein shall accompany any parcel map <br />application. The updated guidelines shall be submitted to the <br />Planning Director for review and approval prior to submittal <br />to ensure that all conditions have been satisfactorily <br />included. The applicant or his successors in interest shall <br />disclose and provide copies of the design guidelines to lot <br />buyers prior to the close of escrow. <br /> <br />5. Variation in the placement of the ceanothus shall be increased <br />and additional native drought tolerant shrub(sl types shall be <br />added to the plant palette to promote visual interest and <br />variety. These details shall be submitted to the Design Review <br />Board for review and approval in conjunction with any house <br />plan application. <br /> <br />6. The developer shall establish a maintenance agreement with <br />applicable CC&R's for the project. The agreement shall <br />specify responsibility for maintaining all common private <br />utilities, private streets, and landscape area between the <br />frontage road and Foothill Road. The city shall be granted <br />the rights and remedies through the agreement, but not the <br />obligation, to enforce the maintenance obligations. The City <br />Attorney shall review and approve the proposed CC&R;s prior to <br />the recordation of a Parcel Map for the project. <br />
