<br />e. Uses, activities, and "sunrise/sunset" hours that can <br />occur within the garages sha11 be specified. <br /> <br />7. Interior garage walls, ceilings, and doors shall have fire- <br />rated construction as required by the Building Official. <br /> <br />8. The applicant shall implement measures to achieve an STC <br />rating of 55 or better between garage and living areas. The <br />measures shall include, but not be limited to, "screw" type <br />garage door openers instead of a chain drive type, resilient <br />ceiling channel, lightweight concrete deck construction on the <br />ceilinglfloor assembly, etc., and shall be submitted to the <br />Planning Director for review and approval prior to issuance of <br />a building permit. <br /> <br />9. All private street curbs shall be red painted and shall be <br />posted as a "Fire lane - Tow Away Zone" to the satisfaction of <br />the Fire Marshall. <br /> <br />10. If project construction is to be phased, the applicant shall <br />comply with the following requirements: <br /> <br />a. The first construction phase shall include the entrance <br />off West Las positas Boulevard, landscaping along the top <br />of bank of the Arroyo Mocho Canal, and the main <br />recreation area; <br /> <br />b. Succeeding construction phases shall first proceed <br />towards stoneridge Drive; <br /> <br />c. Adequate guest parking shall be provided in each <br />construction as required by the Planning Director; <br /> <br />d. <br /> <br />A sidewalk plan shall <br />approval of the Planning <br />phase; <br /> <br />be submitted for review and <br />Director with each development <br /> <br />e. Construction phasing shall match the growth management <br />phasing schedule approved for Case PUD-81-30-50D; and <br /> <br />f. The applicant shall provide a construction program that <br />identifies measures required to mitigate construction <br />activity, i.e., noise, access to the construction site, <br />hours of operation, etc., to the residents of any <br />completed project phase. The construction program shall <br />be provided to the Planning Director for review and <br />approval prior to issuance of a building permit for that <br />construction phase. Failure to comply with these <br />restrictions or any other construction activity <br />restriction established by the City could result in the <br />shutting down of the project a the discretion of the <br />Planning Director until compliance is achieved. <br />
