<br />11. Internal private street names shall be identified on the final <br />map prior to its submittal and shall be to the satisfaction of <br />the Pl.anning Director. Al.l. units shal.l. be addressed to the <br />internal private streets. <br /> <br />12. On-site utility boxes, poles, and electroliers shall be <br />installed behind the private sidewalk in the on-site Public <br />Services Easement (PSE). Where necessary, the PSE shall be <br />expanded to allow installation, the decision to be made by the <br />City Engineer prior to approval of the final map. <br /> <br />13. The applicant shall obtain an Encroachment Permit from the <br />Alameda Water Quality and Flood Control District Zone 7 for <br />all work to be done within the Tassajara Creek and Arroyo <br />Mocho Canal right-of-way. <br /> <br />14. utilities located within the PSE shall be public utilities <br />maintained by the City, except the storm drain system which <br />shall be a private utility maintained by the homeowners <br />association. There shall be individual sanitary sewer and <br />water laterals to each unit unless otherwise approved by the <br />City Engineer. These individual utility laterals shall be <br />privately maintained by the homeowners association. <br /> <br />15. Water and sanitary sewer lines shall be separated by a minimum <br />10' horizonal distance. <br /> <br />16. There shall be no trees planted within the 20' wide sanitary <br />sewer easement unless otherwise approved by the city Engineer. <br />Final landscape design shall be provided to the Planning <br />Director and city Engineer for review and approval prior to <br />issuance of the building permit. <br /> <br />17. Building foundations located along the 20' wide sanitary sewer <br />easement shall be designed so that the weight of the structure <br />does not bear upon the 12" sewer line located within in the <br />easement. <br /> <br />18. On-site sanitary sewers shall tie into the existing 12" sewer <br />line located at the north end of "0" court, unless otherwise <br />approved by the City Engineer. Revised drawings shall be <br />submitted for review and approval by the city Engineer prior <br />to approval of the final map. <br /> <br />19. <br /> <br />Payment of <br />assessments <br />recordation <br /> <br />current North Pleasanton Improvement District <br />shall be determined by the city Engineer prior to <br />of the final map. <br /> <br />20. The water main shall be looped through the development and <br />tied at each end to the water main in the adjacent public <br />street to the satisfaction of the City Engineer. Revised <br />drawings shall be submitted for review and approval by the <br />City Engineer prior to approval of the final map. <br />
