<br />pads and streets and ra~s~ng the site grades along <br />West Las positas Boulevard and stoneridge Drive. <br />Excess storm water run-off wil.l. be directed into <br />public street storm drains. <br /> <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />A Negative Declaration was adopted prior to this <br />subdivision application in conjunction with the <br />previously approved PUD. It was determined that <br />the project would not create a significant <br />environmental impact. The site is an infill site <br />with no significant animal or plant life. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />Private patio fences will be designed to protect <br />the subdivision from vehicle noise from stoneridge <br />Drive and West Las positas Boulevard. <br /> <br />Full public street improvements inclUding streets, <br />curb, gutter, sidewalks, and bus stops, and <br />adequate storm drain, sanitary sewer, and water <br />service facilities are present to serve the site. <br />All on-site utilities will be designed and <br />installed to city standards to ensure the public <br />health and safety will be maintained. <br /> <br />5. The design of the subdivision and related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />On-site streets and parking areas meet City <br />standards and are adequate to handle anticipated <br />traffic volumes. Access is provided to all <br />structures for police, fire, and other emergency <br />vehicles. An existing sanitary sewer easement from <br />West Las positas Boulevard to stoneridge Drive will <br />be maintained with this project. Buildings, <br />landscaping, and driveways are located so as to <br />facilitate access by maintenance vehicles to the <br />line located in this easement. In addition, land <br />will be dedicated to Zone 7 for improved <br />circulation. <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />tentative map and grading plan are in substantial <br />conformance with the approved pun development plan and <br />conditions of approval for this site. <br /> <br />- <br />
