<br />7. That the grading plan for the area behind Lots 1 through 6 <br />shall ensure that drainage is directed away from the base of <br />the soundwall on both sides along the entire length of the <br />wall. The final grading plan for this area shall be subject <br />to final review and approval by the Planning Director prior to <br />recordation of the final map. <br /> <br />8. That the location of the fire hydrant in front of Lots 14 and <br />15 shall be subject to final review and approval by the Fire <br />Chief. <br /> <br />9. That the final map shall incorporate all requirements of the <br />Caltrans encroachment permit. Any changes to the plan which <br />result from the implementation of Caltrans conditions shall be <br />submitted for review and approval by the Planning Director <br />prior to recordation of the final map. <br /> <br />10. That the storm drain easement along the west side of Lot 15 <br />shall be widened to 20 feet at the rear of the lot where the <br />depth of the line increases. The final configuration of the <br />easement shall be subject to review and approval by the City <br />Engineer prior to recordation of the final map. <br /> <br />11. That, unless otherwise determined by CalTrans and/or the City <br />Engineer, the responsibility for maintenance of the storm <br />drain line along the west side of Lot 15 and on Caltrans <br />property shall rest with the homeowners association to be <br />established for the development. This requirement shall be <br />formalized as a long-term obligation in the CC&R's for the <br />development. <br /> <br />12. That the dual culvert crossing at the main project entry <br />(depicted on the landscape detail sheet) shall be replaced <br />with a single culvert design which meets the requirements of <br />the Department of Fish and Game for clearance and wildlife <br />access. The final design for the crossing shall be submitted <br />for review and approval by the Planning Director prior to <br />recordation of a final map for the project. <br /> <br />13. That the front of all front-to-back split pad lots shall drain <br />at 1 percent toward the street. <br /> <br />14. That all retaining walls in the development shall be <br />constructed of concrete unless otherwise approved by the <br />Director of the Building Department. <br /> <br />15. That all sanitary sewers and laterals shall be designed to <br />flow by gravity. <br /> <br />16. That this project shall also be subject to the conditions and <br />recommendations listed in the tree analysis (dated October 4, <br />1991).
