<br />4. Prior to the issuance of building permits and <br />subject to the review and approval of the Planning <br />Director, the landscape plan shall be revised to show the <br />following: <br />a. Additional landscaping in the form of hedges <br />and fencing shall be added immediately around the tot <br />lot, particularly on the western edge. More trees and <br />shrubs shall be planted along the western property <br />boundary and landscaped area of the second entrance. <br />These shrubs may be privet, as is used elsewhere on-site, <br />and shall be a minimum size of 5 gallons. <br />b. Details of the gazebos, building arbors and all <br />walls shall be indicated. <br />c. Twenty-four-inch box trees shall be substituted <br />for 25% of the 15 gallon Liquidambar lining the major <br />interior street. <br />d. The applicant shall work with staff to replace <br />lawn with groundcover where feasible, except that area <br />subject to foot traffic shall be lawn or hardscape. <br />e. Details of the fencing and play equipment for <br />the tot lots, and details of equipment in the ACTC shall <br />be included in the final landscape plans. <br />f. The property owner or his designee, shall <br />maintain any and all landscaping along or within the PG&E <br />and ACTC easements. Trees along the PG&E easement shall <br />be regularly trimmed and pruned in an aesthetic manner to <br />avoid interference with the overhead power lines. In no <br />instance shall the maintenance of these trees be so <br />neglected as to result in pruning by PG&E. <br /> <br />5. Prior to the issuance of building permits and <br />subject to the review and approval of the Planning <br />Director, the following revisions shall be included in <br />the indicated plans: <br />a. Monument identification signs, of a size and <br />type similar to those proposed for the entrance medians <br />shall be placed properly in the PSE. If the applicant <br />feels they are necessary, smaller directional signs of a <br />maximum height of three feet could be used in the medians <br />of the driveways. The applicant shall work with staff to <br />determine the appropriate location and size of both types <br />of signs. These signs shall be included in the final <br />sign plan, to be approved prior to issuance of building <br />permits. <br />b. FUlly-dimensioned and detailed floor plans for <br />every unit type, and for the end units and fully- <br />dimensioned and detailed plans of the semi-subterranean <br />garages shall be included in the final building plans. <br />All mechanical rooms, cabinets for gas, water and <br />electric meters shall be included. <br />c. FUlly-dimensioned details (floor plans and <br />elevations) for the added laundry facilities shall be <br />included in the final building plans. <br />
