<br />6. Upon submitting for building permits, the project <br />developer shall submit a construction phasing plan <br />indicating which units are to be constructed in each <br />phase. Phasing of all public improvements, parking and <br />recreational amenities shall be indicated in the <br />construction phasing plan and shall be subject to the <br />review and approval of the city Planning Director and <br />Director of Public Works. The developer shall make every <br />attempt to secure permission from Alameda County Public <br />Works Agency to improve the ACTC with the proposed <br />recreational amenities. These amenities shall be <br />installed in accordance with the project's construction <br />phasing. <br /> <br />~ Desian Review Board Conditions <br /> <br />1. Prior to the issuance of building permits and <br />subject to the review and approval of the Planning <br />Director, the site plan shall be revised to show the <br />following: <br />a. The site plan shall be adjusted such that there <br />is at least a 15 foot setback between Building 15 of <br />Phase I and the 60 KV line. If this is not possible due <br />to other site plan considerations, the end units (all <br />six) shall be eliminated from this building. <br />b. The separation between buildings in the <br />Building A-J cluster of Phase I and the Building A <br />cluster of Phase II shall be increased to a minimum of 25 <br />feet or the building plans shall be changed such that <br />two-story elements on buildings adjacent to one another <br />face each another. <br /> <br />2. Prior to the issuance of building permits and <br />subject to the review and approval of the Planning <br />Director, the building elevations shall be revised to <br />show the following: <br />b. Windows on all building elevations of all <br />buildings shall be recessed and details of the window, <br />window sill, window trim and metal balustrade shall be <br />provided. <br />c. Any handicap ramps which are indicated to cross <br />between buildings via bridges over driveways, shall be <br />architecturally integrated into the building design. The <br />elevations of any affected building shall be reviewed and <br />approved by the Planning Director prior to issuance of <br />building permits. <br /> <br />3. All building materials and colors, accents and trim <br />colors, details and colors for the metal railings on the <br />balconies and staircases, and the metal grilles (if any) <br />for the garages, shall be identified specifically on the <br />final building plans. A material and colors board shall <br />be submitted. <br />
