<br />d. The developer shall enter into an agreement <br />with the City which indicates that the project property <br />management shall contract for twice weekly trash pick-up. <br />If the project site should become unsightly due to <br />litter, trash or rubbish, the City may require that the <br />project property management shall contract for more than <br />twice weekly trash pick-up. This condition shall be <br />recorded on the title/deed for the property and shall be <br />in effect for the life of the project unless otherwise <br />indicated by the City Attorney and Planning Director. <br /> <br />6. The recreational amenities indicated for the ACTC <br />and PG&E easements shall be installed and completed <br />during Phase I of construction of the units. All <br />recreational areas shall be completed for each phase <br />prior to the occupancy of any unit in that phase. <br />(Modified and made obsolete by the above condition under <br />"general Conditions" heading). <br /> <br />~ Planninq Commission Conditions <br /> <br />1. Access, circulation and Parking <br />a. Prior to issuance of building permits and to <br />the satisfaction of the City Engineer and Planning <br />Director, the applicant shall work with City staff to <br />determine the necessity of a second entrance/exit <br />driveway on stoneridge Drive. If so determined, the <br />applicant shall modify the site plan to accommodate a <br />minimum 30-foot wide driveway on the easterly side of <br />Phase II Building 22. Access streets to Buildings 20, <br />21, and 22 shall be designed to accommodate this <br />driveway. <br />b. Curve radii and sight distances from the <br />parking garage structures shall be modified to the <br />satisfaction of the City Engineer prior to the issuance <br />of building permits. <br />c. Driveways providing street access shall be a <br />minimum of 40 feet wide, with lane configurations of a <br />single in-bound lane, a separate out-bound left turn lane <br />and a shared outbound through/right turn lane. <br />d. Directional signing or striping shall be placed <br />in the on-site traffic circles to direct drivers to the <br />right side and discourage cross-cutting into parking <br />areas and main drive aisles. <br /> <br />2. Color Scheme <br /> <br />Prior to the issuance of building permits and subject to <br />the review and approval of the Planning Director, the <br />applicant shall work with City to devise an appropriate <br />color scheme for the project buildings. <br />
