<br />3. Exterior building finishes shall complement the <br />architecture and landscape palette. <br /> <br />4. All buildings shall be designed to present an <br />attractive appearance on all four sides of the structure. <br />Large, monumental buildings with blank facades shall be <br />discouraged. Buildings shall be designed to complement <br />existing residential structures, and if possible, <br />adjacent office structures as well. <br /> <br />5. Landscaping shall be used to screen the view of the <br />PG&E power lines from view. All buildings shall maintain <br />a minimum 15 foot setback from the actual path of the 60 <br />kV power line. <br /> <br />III. Conditions of approval for PUD-81-30-S3D (Spanish Oaks): <br /> <br />~ General Conditions <br /> <br />1. That the proposed development shall conform <br />substantially to the site plans, elevations, and related <br />materials, Exhibit A (dated "Received November 8, 1991"), <br />on file with the Planning Department, except as modified <br />by these conditions. <br /> <br />2 . That the developer shall obtain all building and <br />other applicable city permits for the project prior to <br />the commencement of construction. <br /> <br />3. This project shall be subject to <br />Conditions of Development, attached hereto <br />of this case by reference. <br /> <br />the standard <br />and made part <br /> <br />4. The applicant, with the Pleasanton Unified school <br />District and the city Planning Director, shall work to <br />develop a program to off-set this project's long-term <br />effect on school facility needs in Pleasanton. This <br />program shall be designed to fund school facilities <br />necessary to offset this project's reasonably related <br />effect on the long-term need for expanded school <br />facilities to serve new development in Pleasanton. The <br />method and manner for the provision of these funds and/or <br />facilities shall be subject to approval of the City and <br />shall be in place prior to approval of any final map or <br />building permits. In no event shall construction <br />commence unless the above method and manner for the <br />provision of these finds and/or facilities has been <br />approved. <br /> <br />5. The project shall be subject to all applicable fees <br />as determined by the City'S Planning Director, Director <br />of Building Services and Public Works Inspector. <br />
