<br />~ Miscellaneous Issues <br /> <br />The south side of Owens Drive shall be improved with an <br />eight foot wide sidewalk to accommodate pedestrian and <br />bicycle traffic. The property owner shall be responsible <br />for designing and installing this sidewalk prior to <br />occupation of the first residential unit. <br /> <br />II. Conditions or approval relating to mitigation measures <br />recommended in the Negative Declaration <br /> <br />These conditions shall apply to all future residential <br />development proposed on the 79-acre project site. <br /> <br />A.... Drainaae <br /> <br />storm drain improvement plans shall be subject to the <br />approval of the City Engineer and Zone 7 of the Alameda <br />County Flood Control District and are required prior to <br />construction. Where necessary, the semi-subterranean <br />garages shall be equipped with sump pumps and other <br />devices necessary to reduce the chances of flood-related <br />damage to buildings or property. <br /> <br />.!h. Noise <br /> <br />1. Standard Title 24 construction requirements shall <br />reduce noise levels in interior spaces a sufficient <br />amount such that the project will comply with City of <br />Pleasanton standards and the standards of CCR Title 24 <br />for multi-family residences. <br /> <br />2. Since it is necessary to close the windows to comply <br />with Title 24 sound insulation requirements, all proposed <br />residences shall be provided with mechanical ventilation. <br /> <br />3. Projects shall be designed to avoid the use of sound <br />walls along Owens Drive, Stoneridge Drive and Hacienda <br />Drive. Buildings and landscaping shall be used to shield <br />outdoor recreation areas from noise. Private open space <br />areas (balconies and patios) shall be located away from <br />the street wherever possible. <br /> <br />~ Visual/Aesthetic <br /> <br />1. All proposed buildings shall maintain at least a 15 <br />foot setback from the edge of the ACTC easement. This <br />should provide adequate area for landscape screening and <br />noise attenuation should the corridor be developed for <br />transit purposes. <br /> <br />2. Extensive landscaping of sufficient quantity and <br />specimen sizes, and in conformance with the Hacienda <br />Business Park design guidelines, shall be used along all <br />street frontages to reduce visual impacts of building <br />surfaces and mass. <br />
