<br />EXHIBIT "A" <br />Resolution No. PC-91-93 <br /> <br />Conditions of Approval <br />Case GP-9l-04/PUD-81-30-24M/PUD-81-30-53D <br /> <br />I. Conditions of approval relating to GP-91-04 and PUD-81-30-24M: <br /> <br />~ Land Use and Planninq <br /> <br />1. The General Plan Land Use Map shall be amended to <br />reflect the change in land use for those parcels affected <br />by the proposed amendment. <br /> <br />2. PUD-81-30 shall be modified to reflect the change in <br />zoning of the four parcels affected by Major Modification <br />PUD-81-30-24M. The zoning for these parcels shall be <br />changed from "OMPD" and "CPD" to "HDR" (High Density <br />Residential). <br /> <br />3. The total office, commercial and industrial building <br />area allowed by PUD-81-30 shall be modified to reflect <br />the change in land use and zoning for the four parcels. <br />The total allowable office, commercial and industrial <br />building area shall be reduced to 10,389,132 square feet <br />permissible on 619 acres. Therefore, the remaining area <br />in the HBP that may be developed with office, commercial <br />and industrial buildings is 261.65 acres, and 5,396,542 <br />square feet of building area. No transfer of office, <br />commercial or industrial building area from this site to <br />other sites within the Hacienda Business Park shall be <br />permitted. <br /> <br />.!h. Schools <br /> <br />The applicant, with the Pleasanton Unified School District and <br />the City Planning Director, shall work to develop a program to <br />off-set this project's long-term effect on school facility <br />needs in Pleasanton. This program shall be designed to fund <br />school facilities necessary to offset this project's <br />reasonably related effect on the long-term need for expanded <br />school facilities to serve new development in Pleasanton. The <br />method and manner for the provision of these funds and/or <br />facilities shall be subject to approval of the City and shall <br />be in place prior to approval of any final map or building <br />permits. In no event shall construction commence unless the <br />above method and manner for the provision of these finds <br />and/or facilities has been approved. <br /> <br />.Q.... Parks <br /> <br />1. All residential developments shall be subject to <br />payment of the City of Pleasanton park in-lieu fees, with <br />said fees to be determined annually by the City Council. <br />Each development shall pay the fee rate in effect at the <br />time building permits are issued. <br />
