<br />Impacts to the environment due to grading will be <br />minima1 as there are no noteworthy topographic <br />features on the site or problematic <br />geologic/geotechnical or hydrologic issues. <br />Standard erosion control methods would be employed <br />during grading and construction as required by the <br />city's ordinances and standard conditions of <br />development. The semi-subterranean garages are of <br />most concern in relation to potential flooding, <br />particularly due to Tassajara Creek. However, the <br />garages are above the 100 year flood line. <br />Additional measures such as sump pumps and floor <br />drains to control storm water run-off and flood <br />water are required to be utilized through <br />conditions of approval. <br /> <br />5. <br /> <br />streets and buildings <br />located to complement <br />landscape: <br /> <br />have been designed <br />the natural terrain <br /> <br />and <br />and <br /> <br />The site is relatively flat. To reduce visual <br />impacts along stoneridge and Owens Drives, the <br />buildings have been set back an average of 50 feet. <br />The buildings are designed to avoid visual monotony <br />and monumentality by adopting a residential <br />character. Landscaping along the streets has been <br />proposed to match and coordinate with the HBP <br />landscape guidelines. Tree sizes and varieties are <br />large enough to help blend the new buildings into <br />the environment as quickly as possible. Streets <br />within the project, with their tendency to curve <br />through the site and around buildings, avoid the <br />unaesthetic appearance of long, straight stretches <br />of pavement. within the project, buildings are set <br />back varying distances from internal streets. <br />Special care has been used in designing all four <br />sides of all buildings. <br /> <br />6. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />The project site is located in a Flood Zone "C". <br />All units and all semi-subterranean garages will be <br />located above the base flood elevation of a 100 <br />year flood. Appropriate drainage methods will be <br />utilized to channel storm water run-off from the <br />site and away from buildings and garages.
