<br />3. Low-Income Housinq <br /> <br />Prior to issuance of any grading or building permits, the <br />developer shall submit to the City Attorney and Planning <br />Director for review and approval a low-income rental <br />housing program. This program shall identify the median <br />income basis for determining eligible low-income renters, <br />shall indicate rental rates for all unit types, shall <br />identify which units are available for low-income <br />renters, and shall establish a priority rental system, <br />based on a lottery system giving first priority to <br />Pleasanton residents, second priority to Pleasanton <br />workers, and third priority to Alameda County residents <br />and workers. <br /> <br />~ Public Works Conditions <br /> <br />1. The entrance driveway on Owens Drive opposite <br />Rosewood Drive shall be modified to the satisfaction of <br />the City Engineer as follows: <br />a. The drive shall be shifted easterly to align <br />with the Rosewood Drive intersection. To achieve this, <br />it may be necessary to add a large median in the driveway <br />to align the outbound lanes of the drive with the north <br />bound lanes of Rosewood Drive; <br />b. The traffic signal and striping at the Rosewood <br />Drive/Owens Drive intersection shall be modified to <br />accommodate this new leg of the intersection. <br />c. The developer shall be responsible for the <br />installation and maintenance of the traffic signal loops <br />of the entrance/exit drive opposite Rosewood Drive. <br /> <br />2 . Pr ior to issuance of bui lding permits, <br />shall demonstrate to the satisfaction <br />Engineer that there is sufficient sight <br />exiting from all of the parking garages. <br /> <br />the developer <br />of the city <br />distance for <br /> <br />3. The north curb of the main drive between Buildings <br />5 and 6 of Phase I shall be revised to allow for a smooth <br />transition for west bound drivers around the median <br />island opposite Building 6. If this cannot be <br />accomplished to the satisfaction of the City Engineer the <br />median island shall be eliminated from the plan. <br /> <br />4. The entrance driveway on stoneridge Drive shall be <br />shifted easterly to the satisfaction of the City Engineer <br />to align with the existing median island break and the <br />existing drive on the south side of Stoneridge Drive. <br /> <br />5. If, in the opinion of the City Engineer, the single <br />driveway on Stoneridge Drive is determined to be under <br />capacity or unsafe the owner shall install another <br />entrance/exit onto stoneridge Drive between Buildings 20 <br />and 21 and 22. The access street to these units shall be <br />designed to accommodate this future street extension. <br />This condition shall be recorded with the grant deed for <br />the property. <br />
