<br />6. The curb return for the right turn from the public <br />street into the private entrance drive shall have a <br />minimum radius of 40 feet. <br /> <br />7. Where feasible, curb returns on the main interior <br />streets shall be a minimum radius of 25 feet. <br /> <br />8. The median island on the main drive between Phase II <br />Buildings 24 and 25 shall be eliminated. <br /> <br />9. All on-site streets and utilities (water, sanitary <br />sewer and storm drain) shall be private, shall be <br />installed by the developer and maintained by the property <br />owner. <br /> <br />10. All garage floor elevations shall be constructed to <br />remain above the 100 year flood plain as determined by <br />Zone 7. <br /> <br />11. No structures or trees shall be placed within the <br />two existing sanitary sewer easements. <br /> <br />12. The foundations of all buildings adjacent to the <br />existing 27-inch and 24- inch sanitary sewer lines shall <br />be designed to the satisfaction of the City Engineer and <br />Director of Building Services such that no weight of the <br />structure bears on these pipes. <br /> <br />13. On the easterly side of Phase I Building 11, one <br />manhole for connection of the on-site sewer to the City <br />sewer line may be installed in the existing sanitary <br />sewer line that traverses the site. The city Engineer <br />will designate to which of the existing sewer lines the <br />on-site sewer line maybe connected. <br /> <br />14. If the existing 6 inch sanitary sewer laterals <br />stubbed to the property are determined to of inadequate <br />size to service the development, the developer shall be <br />responsible for redesigning the on-site system to channel <br />the greater volumes of sewage flow into the existing <br />sewer mains that traverse the project. No new sewer <br />laterals will be allowed in the perimeter streets. <br />
