<br />EXHIBIT "A" <br />Resolution No. PC-91-90 <br />Conditions or Approval <br />case PUD-9l-9 <br /> <br />1. That the proposed development shall conform substantially to <br />the site plans, elevations, and related materials, Exhibit A <br />(dated "Received November 1, 1991"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. The uses for the development shall be those of the RM-4,000 <br />zoning district. <br /> <br />3. <br /> <br />That the developer shall obtain <br />applicable City permits for the <br />commencement of construction. <br /> <br />all building and other <br />project prior to the <br /> <br />4. The applicant shall submit proposed site development standards <br />for accessory structures. The site development standards <br />shall be subject to review and approval by the Planning <br />Director prior to issuance of any building permits for the <br />project. <br /> <br />5. No building additions shall be allowed. <br /> <br />6. The applicants shall install a 6 foot tall redwood fence along <br />eastern property line consisting of 4 1/2 foot tall solid <br />lower panels with 1 1/2 foot tall open lattice panels on top. <br />Existing fencing along the rear and western property lines <br />shall be reinforced by replacing damaged or decayed materials <br />prior to occupancy. <br /> <br />7. Prior to issuance of building permits, the applicant shall <br />submit a final landscape plan subject to review and approval <br />by the Planning Director, which shall include an indication of <br />plant sizes, numbers, and spacing in the indicated landscape <br />areas. All shrubs shall be a minimum size of 5 gallons, <br />except that the shrubs located along the driveway may be one <br />gallon size. Root barriers shall be required for trees <br />installed adjacent to pavement areas. <br /> <br />8. The applicant shall provide separate automatic irrigation <br />systems for the on-site landscaping. <br /> <br />9. The landscape planter along the driveway and eastern property <br />line shall be increased to 2 feet in width and the driveway <br />shall be reduced to 9 feet in width. In addition, the <br />landscape planter adjacent to the concrete patio on Parcel B <br />shall be increased to 3 feet in width. A pressure-treated <br />wood header board shall be installed along the entire eastern <br />planter strip adjacent to the driveway. These changes shall <br />be included within the final landscape plans and shall be <br />subject to review and approval by the Planning Director. <br /> <br />10. The applicant shall paint the carports to match the colors of <br />Building A. <br />
