<br />23. This project shall be subject to the recommendations made in <br />Open Space Management Plan for the Bonde Ranch, Pleasanton, <br />California, by the WPM Planning Team, Inc., to the <br />satisfaction of the Director of Planning except that Lot "A," <br />the open space area, shall be maintained by the city. An <br />easement allowing public access over the open space area shall <br />be recorded with the final map. The easement shall be worded <br />to the satisfaction of the City Attorney and the Director of <br />Planning. <br /> <br />24. with recordation of the final map, restrictions shall be <br />recorded on the land to be given to the Abbie street property <br />owners prohibiting construction over a l' height above grade. <br />Wording shall be to satisfaction of the city Attorney and the <br />Director of Planning. <br /> <br />25. All public street cul-de-sacs shall have a minimum 45' right- <br />of-way radius. <br /> <br />26. The design and location of the traffic signal to be located at <br />the intersection of Bernal Avenue and Independence Drive shall <br />be reviewed with the final map and improvement plan for <br />possible glare to the Hamerton house (683 Windmill Lane). If <br />the Planning Director determines that the signal will glare <br />into the living areas of the Hamerton house, the developer <br />will be required to implement measures to screen the signal. <br />Such measures shall include, but not be limited to, installing <br />additional screen planting on the Hamerton lot or along Bernal <br />Avenue, raising the masonry wall along Bernal Avenue, <br />orienting the signal targets to face away from the Hamerton <br />house, etc. <br /> <br />27. The developer shall submit detailed wall and fence design <br />plans showing the treatment of street corners, transitions <br />between grades, etc., paying particular attention to sight <br />distance, for review and approval by the Design Review Board <br />prior to submittal of the final map. <br /> <br />28. The developer's pro-rata share of the costs to acquire one <br />wildland fire-fighting vehicle for the Fire Department, and <br />one off-road four-wheel drive vehicle and on/off-road <br />motorcycle for the Police Department shall be determined prior <br />to approval of the final map. Should the developer wiSh, <br />determination of the pro-rata share may be referred to the <br />Planning Commission or City Council. <br /> <br />29. The westernmost fence line for Lot l03C shall match the 660' <br />contour on the souths ide of the water tank property. This <br />change shall be shown on the final map to the satisfaction of <br />the city Engineer and the Director of Planning. <br /> <br />Resolution No. PC-9l-79 <br />October 23, 1991 <br />
