<br />14. Unless otherwise approved, the developer shall remove the <br />existing utility lines "stubbed" from Bernal Avenue into Lot <br />28; new utility lines shall be installed from Bernal Avenue <br />into the cul-de-sac area of Genevieve Place. <br /> <br />l5. Hammerhead turn-arounds and 33.5' wide streets shall be <br />appropriately painted and/or posted with "No parking" signs <br />where required by the City Engineer and Fire Marshall. <br /> <br />l6. Lots lOl shall be regraded to eliminate the fill slope into <br />the drainage swale. Grading for this lot shall be reviewed by <br />the Director of Planning and the City Engineer prior to <br />approval of the Final Map. <br /> <br />17. Prior to the approval of the final map, the developer shall <br />submit a storm drain analysis identifying off-site impacts and <br />appropriate mitigation measures. The developer's pro-rata <br />share of improvements shall be determined to the satisfaction <br />of the City Engineer and the Director of Planning. <br /> <br />l8. The location of the water and sanitary sewer lines located <br />within Roselma Place and Mirador Drive shall be "swapped" to <br />the satisfaction of the City Engineer. <br /> <br />19. All non-masonry soundwalls and fire break landscaping shall be <br />completed to the satisfaction of the Director of Planning for <br />each phase prior to the first certificate of occupancy in that <br />phase. <br /> <br />20. Landscaping and irrigation along Bernal Avenue shall be <br />completed to the satisfaction of the Director of Planning <br />before the first certificate of occupancy is issued for the <br />first construction release. This condition does not apply to <br />model home construction. <br /> <br />2l. The slope bank located on the easterly side of Lot 4 shall be <br />offered to the owner of the adjacent lot described as Assessor <br />Parcel Nos. 946-4583-5l. If the property is accepted by the <br />owner, a lot line adjustment shall be recorded concurrently <br />with the filing of the final map. The developer shall be <br />required with the lot line adjustment to install a new privacy <br />fence between the properties and landscape the slope bank. If <br />the adjoining property owner refuses the property, then a <br />combined fencelretaining wall shall be constructed by the <br />developer between the two properties on the property line. <br /> <br />22. There shall be a 2' wide bench located back of the soundwall <br />prior to the 2:l slope. The location shall be determined to <br />the satisfaction of the city Engineer and the Director of <br />Planning prior to approval of the final map. <br /> <br />Resolution No. PC-9l-79 <br />October 23, 1991 <br />
