<br />Grading is limited to the flatter portions of the <br />site and is kept away from hillsides, trees, and <br />swales. The proposed street system is limited to <br />only that which is necessary for access into and <br />through the site. <br /> <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />Excess storm water run-off will be directed into <br />"v" ditches and storm drains installed as part of <br />the public infrastructure improvements required <br />with the project's approval. Where possible, <br />natural drainage systems will transfer storm water <br />runoff into existing drainage swale and creeks. <br /> <br />An Environmental Impact Report prepared for this <br />project identified impacts on native vegetation and <br />recommended mitigation measures to off-set these <br />impacts. In addition, a heritage tree study <br />project wide landscape plan will be review by the <br />Design Review Board prior to city council approval <br />of the final map. Requirements for tree <br />preservation, protection, and replacement were <br />included in the PUD conditions of approval. <br /> <br />EIR mitigation measures were incorporated into the <br />PUD conditions of approval and have been addressed <br />by the tentative map. other mitigation measures <br />included as part of the project approval shall be <br />addressed prior to approval of the final map. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious pUblic health problems. <br /> <br />The proposed development is consistent with <br />proposed and existing developments in its vicinity. <br />All utilities and services will be designed to City <br />standards to ensure the public health and safety <br />will be maintained. In addition, a fire management <br />plan has been prepared for all open space areas. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />Resolution No. PC-9l-79 <br />October 23, 1991 <br />
