PC-91-79 <br /> <br />RESOLUTION APPROVING TENTATIVE TRACT MAP 6483, THE APPLICATION <br />OF SHAPELL INDUSTRIES OF NORTHERN CALIFORNIA (BONDE RANCH) <br /> <br />WHEREAS, Shapell Industries of Northern California (Bonde Ranch) <br />has applied for a vesting tentative map to allow the <br />subdivision of an approximately l04 acre site into l02 <br />single-family lots, one lot for the existing Bonde <br />residence and stable area, one lot for open space, and <br />ten lots for open/space/fire break management areas, <br />generally located on both sides of Bernal Avenue, <br />approximately 2,250 ft. southeasterly from Sunol <br />Boulevard; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned unit Development) <br />- Medium Density Residential, Low Density Residential, <br />and Rural Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 23, 1991, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, an Environmental Impact Report was certified by the City <br />Council on May 2l, 1991, for PUD-90-l8, therefore, no new <br />environmental document accompanies this report; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The project site is designated on the General Plan <br />Land Use Element for Medium (2-8 du/ac), Low (<2 <br />du/ac), and Rural (1 dU/5 ac) Density Residential <br />land uses, which corresponds to 193 dwelling units <br />or a density of l.86 du/ac for the site. At l03 <br />units, project density is 1 dulac, well within <br />General Plan parameters. The map is consistent <br />with the PUD development plan, which in turn, is <br />consistent with General Plan policies and programs <br />addressing geologic hazards, fire risks, protection <br />of wildlife habitats and heritage trees, traffic, <br />and noise. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br />
