Access is maintained to the city's water tank. Mirador Drive will be extended to Bernal Avenue. WHEREAS, the Planning commission determined that the proposed tentative map is in general conformance with the development plan, conditions of approval, and mitigation measures approved by the city for the Bonde development on May 2l, 1991. The proposed conditions of approval for Tract 6483 address refinements of the plan and tentative map issues and ensure that the subdivision remains consistent with the approved PUD plan. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: section l. Approves Case Tract 6483, the application of Shapell Industries of Northern California (Bonde Ranch) for a vesting tentative map to allow the subdivision of an approximately l04 acre site into l02 single-family lots, one lot for the existing Bonde residence and stable area, one lot for open space, and ten lots for open/space/fire break management areas, generally located on both sides of Bernal Avenue, approximately 2,250 ft. southeasterly from Sunol Boulevard subject to the conditions shown on Exhibit "A," attached hereto and made part of this case by reference. Section 2.
